Naples City Council may soon get more involved in the review and approval process for new developments. On Wednesday, council approved an ordinance on first reading that would give it more power to determine the fate of commercial and multifamily projects, from office buildings and restaurants to condos and townhomes. The thumbs up came with some trepidation. With a 4-3 vote in favor, council narrowly advanced the ordinance, with requests for modifications and more information from city staff before making a final decision.

Naples City Council has taken a step toward adopting new regulations that could make it harder to build mammoth homes. Council voted 5-2 in favor of a new ordinance on first reading Wednesday that would implement new rules for the combination of adjacent single-family lots. Naples City Council has relaxed its rules to allow homes to be built a few feet higher in the wake of Hurricane Ian. At least, some homes. Council voted unanimously Wednesday to approve a resolution that will allow some residents to build −or rebuild − higher, based on new flood maps that have yet to be adopted.

Residents and builders are sounding alarms about potential changes to construction rules for homes in Naples. City Council will discuss adjustments to the land development code Monday aimed at protecting the charm and character of Naples. They’ll talk about whether to put more limits on lot coverage and building area and to require more landscaping. The potential changes are directed at single- and two-family residential lots.
